Warehouse Checklist: Eave Height, Loading and Yard Space Explained

This warehouse checklist for Midrand covers what to check before you sign. Renting a warehouse is a bigger commitment than renting an office — the physical specification of the building determines what you can actually do in it, in a way that's much harder to retrofit later. A warehouse that looks right on a floor plan can still be the wrong fit if the eave height doesn't suit your racking, the loading configuration doesn't match your fleet, or the yard is too tight for the trucks you actually run. This checklist covers the questions worth asking before you sign, whichever business park or building you're considering — including our own listings at Midpoint, where we've noted below what's confirmed and what to ask us directly.

Eave Height

Eave height (also called clear height) is the usable vertical space inside the warehouse, measured to the lowest point of the roof structure or any obstruction — not the height at the ridge. It's one of the two or three most-asked questions from anyone evaluating warehouse space, because it directly determines your racking strategy and therefore your storage density per square metre.

 

As a general guide: older or lower-spec industrial buildings often sit around 6–8 metres, which limits racking to two or three levels. Modern logistics and distribution facilities are typically built from 9–12 metres upward, supporting higher-bay racking and significantly more storage volume per square metre of floor space. If vertical storage density matters to your operation, eave height is worth confirming before anything else on this list — a warehouse with the right floor area but the wrong eave height can still be a poor fit.

Loading Configuration: Docks, Roller Doors and Yard Access

How goods move in and out of a warehouse matters as much as how they're stored inside it. Three things to check: dock levellers — hydraulic or mechanical platforms that bridge the gap between a raised loading dock and a truck bed, allowing forklifts to drive directly on and off, mattering most for larger rigid trucks or trailers matched to standard dock height; on-grade roller shutters — ground-level roller doors that allow direct loading without a raised dock, better suited to smaller delivery vehicles or side-loading; and the number and position of loading points — a single loading point can become a bottleneck fast with multiple trucks running through a shift, and the position (front, side or rear loading) affects how efficiently your yard layout works day to day.

 

Note: the exact number and type of loading points per Midpoint building aren't yet published — the existing warehouse pillar confirms dock levellers and on-grade roller shutters are present across the estate generally, but per-building counts need confirming with the leasing team.

Yard Space

Yard space is easy to underestimate on a floor plan and expensive to get wrong in practice. What to check: manoeuvring room for the largest vehicle you actually run, not just what fits today — articulated trucks need considerably more turning radius than rigid trucks; yard depth in front of loading points, since trucks queuing or reversing need clear space that doesn't overlap with parking or other operational areas; and whether yard and access roads are shared or dedicated — shared access in a multi-tenant park can create congestion at peak loading times, while a dedicated yard removes that variable.

 

Note: yard dimensions per Midpoint building aren't currently published. This is one of the two biggest specification gaps flagged on the warehouses pillar and worth prioritising alongside eave height.

Power Capacity

Warehousing, distribution and light manufacturing all draw very different power loads — cold storage and manufacturing equipment in particular can require substantially more capacity than a standard distribution warehouse with basic lighting and dock equipment. Before signing, confirm the installed capacity in kVA and whether it's sufficient for your equipment, plus whether backup power covers the warehouse floor itself or only office and amenity areas.

 

Midpoint's estate runs on generator-backed power. Note: specific kVA capacity per building, and whether backup coverage extends to warehouse floor equipment or is limited to office and common areas, aren't currently published per unit — confirm with the leasing team before assuming either way.

Office Component

Most warehouse tenants need some office space attached — for site management, reception, or admin staff — rather than running the whole operation off the warehouse floor. Check how much integrated office space is included, whether it's air-conditioned separately from the warehouse, and whether it's sized appropriately for your on-site team. Several Midpoint facilities include integrated office components as standard; exact office GLA per building should be confirmed with the leasing team before quoting a specific figure.

 

Sprinklers and Fire Safety

Fire suppression requirements vary significantly depending on what's stored and how it's racked — higher-bay racking and certain stored goods, particularly flammable materials, often require in-rack sprinkler systems, not just ceiling-level coverage. This is worth raising early with the landlord and, where relevant, your insurer, since retrofitting fire suppression to match your actual storage plan can be a significant and disruptive cost if it's not already in place. Current fire suppression specification per Midpoint building should be confirmed with the leasing team before signing.

 

Term Flexibility and Signage

Two smaller but practical considerations round out this checklist: whether the lease term matches your operational planning horizon — a fast-growing logistics operation may want shorter or more flexible terms than a settled distribution centre — and whether the building offers exterior signage exposure. Several Midpoint buildings offer N1 highway visibility, which is a genuine marketing asset for a logistics or distribution brand.

 

How to Use This Checklist

Not every point above will matter equally for every operation — a light-manufacturing tenant cares more about power capacity and floor loading than a pure distribution operation focused on eave height and dock count. The useful exercise is going through this list against your actual operational requirements before touring, so the site visit answers specific questions rather than being a general look-around.
